At the Oldfather Group, we work with a wide selection of valued clients on a daily basis. They come from many different backgrounds, but all have one very special thing in common - they're all either conducting, or hoping to conduct, real estate transactions here at the Delaware and Maryland beaches.

We're extremely proud of the fact that we're consistently ranked as one of the top local firms in terms of buyer represented sales, but a lot of our work is also focused on cultivating and taking excellent care of our clients who are wishing to sell their properties for one reason or another.

With 14 years of experience in the coastal Delaware, and now Maryland, marketplace, we've seen just about everything imaginable. Because of this, we can offer a

If you're like most of us, your home is one of the most valuable things that you own. So it stands to reason that taking care of it over the years is of utmost importance.

And that leads us to home improvements, which probably anyone who has ever owned a home has undertaken. Some are minor, like replacing wallpaper with a fresh coat of paint or ripping up your carpeting to expose or lay beautiful new hardware floors.

Others are more extensive, of course, and can range from upgrading your kitchen or bathroom with new fixtures to even something as major as adding a couple of new rooms to your home.

But did you know that some home improvements can significantly add value to your home, while others can be a bit of a "money pit?"

Today, we're going

If you've ever sold a home or property, then you no doubt realize that it's a MUCH different experience than being on the buyer's end of the transaction.

Instead of being the ones roaming the area and looking at dozens of local properties, you're basically trying to make one property look as nice and inviting as you possibly can. And your real estate agent of choice is doing everything he or she can to get potential buyers in the door.

But speaking of potential buyers - do you ever wonder what's going in their heads? What makes them tick? Why do they do what they do?

It today's blog entry here on luxuryhomesdelaware.com, we're going to explore some of the more frequent issues that buyers often experience during the negotiation process, some of

Now that you've decided to put your home on the market, you may be thinking about going it alone, without the help of a licensed REALTOR. Many people consider this regularly, but it's almost always an unwise decision in the long run.

REALTORS are full-fledged members of the National Association of REALTORS (NAR) and take a pledge to live by a certain code of ethics. They are required to keep their clients needs in the forefront at all times and to never, under any circumstances, violate these ethical requirements.

In today's blog entry here on www.luxuryhomesdelaware.com, we're going to give you a few reasons why the input you receive along the way from a licensed REALTOR is invaluable, and why hiring the right agent to sell your home could be one

It's pretty well known around the region that Delaware features tax-free shopping, the only state in the mid-Atlantic and one of only five in the country that does. And we'll save you a Google search - Alaska, Montana, New Hampshire and Oregon are the others.

But what's not well known are some of the other tax benefits of living in Delaware's southernmost county, though these advantages have been introduced to many more people in recent years.

I mean, there's a reason why Sussex is the fastest growing county in the state and why so many retirees and second homeowners have chosen to buy property here.

And that sentence should give you a hint - it's the low property taxes!

But we're getting ahead of ourselves. In this blog entry, we're

For generations, people young and old have preached about the health benefits of living at the beach, breathing the salt air, laying in the sun and generally just feeling more relaxed on a regular basis.

If you’ve ever wondered whether or not this admittedly unproven theory has any merit, Ocean City Realtor John McAdams may help you make up your mind.

Down 50 pounds since his move to the beach in 2011, McAdams now weighs the same as he did as a high school senior in 1981. He also boasts higher energy levels, a much lower cholesterol rate and a brighter outlook on life.

It’s a life that could be a whole lot different in 2018, if not for the permanent move to the beach and the advent of a healthier lifestyle.

“I was actually diagnosed with

As we come to the final days of what's been another great year living and working here in beautiful coastal Delaware, we thought we'd take an opportunity to share with you how our local real estate markets have fared in 2017.

And the good news, especially if you're in the market to sell your home anytime soon, is that's it's growing stronger every single day.

Inventory is tightening, prices are improving and homes are spending less time on the market than they were even a year ago. In fact, all of the data that's been generated by the Oldfather Group and our parent company, Ocean Atlantic Sotheby's International Realty, points toward a coastal Delaware real estate market that continues to strengthen and gain steam as we head into 2018.

We've finally moved into our new offices on Route 1, and we'd love for you to stop by and have a look!

Located at 18949 Coastal Highway in Rehoboth Beach, we're located on the third floor above the popular Rosenfeld's Deli.

The new space is something all of us at the Oldfather Group desperately needed as we continue growing to serve the needs of the coastal Delaware and Maryland communities.

Our new customized offices afford plenty of space for our constantly growing team of real estate professionals, as well as executive staff and office personnel.   Since 2004, the Oldfather Group had maintained offices at 330 Rehoboth Avenue, in the heart of the "Nation's Summer Capital." But the OG, as well as parent company Ocean Atlantic,…

We head to the southern coastal areas today for our latest "Home of the Week," brought to you every Monday by the real estate professionals at the Oldfather Group of Ocean Atlantic Sotheby's International Realty.

The "quiet resort" of Bethany Beach, and the premier Salt Pond community, is where you'll find this week's featured property, and we can't wait to tell you all about this 2,200-square-foot coastal Delaware gem.

But first, we want to let everyone know that the Oldfather Group has recently moved its offices to Route 1 between Rehoboth Beach and Lewes, above Rosenfeld's Jewish Deli at 18949 Coastal Highway.

We spent many great years on Rehoboth Avenue, but our team has grown to the point where we need our own space. And we feel this new
