With Memorial Day Weekend having come and gone, it's a good time to take a look at the current market and what's always the busiest time of year at and near the coastal regions of both Delaware and Maryland.

Now we'll preface what we're about to say by recognizing that the numbers Dustin speaks of in the video below are from the month of February.

But the state of the market is pretty much the same as it was three months ago - the inventory levels are still challenging, the interest rates are still historically low and the pandemic is still with us, though we're definitely seeing a light at the end of the proverbial tunnel on that last item.

There continue to be a lot of challenges in the current real estate market, and this is particularly true if you're looking to buy a home. Frustration levels are being tested as many buyers find themselves in multiple bid situations or having to get creative in regards to contingencies and terms.

But while there are certainly challenges, that doesn't mean you should put off buying a home until the market adjusts. That's definitely going to happen at some point, but we can only make our best guesses as to when.

In a nutshell: Inventory levels continue to pose significant challenges in 2021, but it's still a great time to take advantage of low interest rates to get into a new home at the Delaware and Maryland beaches.

As Dustin mentioned in the video, inventory levels were at about a six-week level for the month of February and they remain largely in that same range even now in the late Spring/early Summer. They're admittedly tight, but there are opportunities out there for the right buyer to find the right seller and the right home for their families.
